HMO & serviced accommodation furnishing

Turnkey furnishing and design for HMOs, buy-to-lets and serviced accommodation, with schemes built for durability, fire-safety compliance, strong listing photography, and faster lets at higher rents.

Who it's for

A clear fit

For buy-to-let investors, HMO landlords, serviced accommodation operators, Airbnb hosts, and build-to-rent developers across the North West.

What it solves

Problems this service addresses

  • Rental properties let slowly at advertised rent

Under-furnished or inconsistently furnished rooms photograph badly and sit unlet while you lose rent each week. A cohesive furnishing scheme increases enquiry-to-let conversion and supports premium pricing bands.

  • You're worried about HMO fire-safety compliance

Upholstered furniture supplied in rented accommodation must meet the Furniture and Furnishings (Fire Safety) Regulations 1988 (as amended 2025). For licensed HMOs this is a licence condition, with non-compliance penalties reaching £30,000 per offence. Every upholstered piece we supply meets the standard.

  • Your Airbnb photography isn't converting

Short-term let guests book with their eyes. Layout, lighting, colour and styling drive the thumbnail that wins the click. We design for the listing photos as much as the guest experience.

  • You don't have time to source and install

DIY furnishing an HMO or SA involves 50+ line items, overlapping deliveries, missing parts, and weeks of site time. We turnkey it (design, source, deliver, install, style) so you go from empty property to live listing in a planned window.

FAQs

Is your HMO furniture fire-safety compliant?+

Yes. Every upholstered piece we supply for a rental scheme meets the Furniture and Furnishings (Fire Safety) Regulations 1988 (as amended 2025), which is a licence condition for HMOs in England and a civil-penalty issue if it's wrong. Mattresses carry the compliance labelling. We keep documentation so you can evidence it to your licensing officer. See our HMO & SA furnishing service.

How long does it take to furnish a 5-room HMO?+

From brief to live listing, a 5-room HMO typically runs 2-4 weeks depending on sourcing lead times and the size of the communal spaces. Install itself is usually a couple of days on site, assuming the property is finished and ready. If you're tied to a tenancy start date, tell us at brief and we'll back-schedule from it.

Do you handle the sockets and lighting layout or just the furniture?+

We don't do the electrical works ourselves, but for any HMO or SA brief we'll liaise with your project manager or electrician on socket positions, lighting points, curtain poles and storage before anything is delivered. Get layout right first, install furniture second, not the other way round.

Do you also style Airbnb and short-term lets?+

Yes. Serviced accommodation and Airbnb listings are a large part of our furnishing work. Short-term lets live or die on listing photography and the guest experience, and a cohesive scheme lifts both. We design for the target guest (business traveller in a Manchester flat vs. family in a Lancashire holiday let), supply and install, and brief the photographer so the thumbnail wins the click. See our styling for SA and Airbnb.

Can I just hire you for design advice without the full service?+

For HMO and SA schemes, yes. We offer design-only packages (you get the scheme + sourcing list and fulfil it yourself) or design-and-sourcing (we do the ordering, you do the install). For sale staging the full turnkey service is the only version we offer, because the 24-48 hour install window and furniture hire are part of what makes it work.
