How much does property staging cost?+−

How much does home staging cost in the UK?+−
Home staging cost depends on the property: size, type, location, whether it's occupied, and how long the marketing window runs. Rather than publish bands that won't fit most projects, we scope every quote from the same transparent model and show exactly what's included before you commit. Does home staging actually add value to the sale price?+−
Yes. Zoopla's published data puts the average uplift from professional staging at around 10% on the UK sale price. In our own projects, staging usually pays for itself several times over in a single round of negotiation avoided. See why staging works.
Scope
Is staging worth it for a property going on the market?+−
Usually yes, when presentation is the weak point. Empty rooms feel smaller, colder and less memorable. Better staging improves emotional connection and supports stronger photography, which is what actually drives the click-through on portals.
Do you provide photography or video too?+−
We coordinate professional photography and video on request. A staged property with weak imagery wastes the staging investment, so we treat the visuals as part of the brief, not an afterthought.
Do you stage occupied homes or only empty ones?+−
Both. Vacant staging is where we supply all the furniture, accessories and styling from scratch, which covers most of our sale-staging projects. For occupied homes we can do a styling-only brief: re-edit your existing furniture, de-personalise key rooms, and bring in accessories and soft furnishings to lift the property for photography. The approach and pricing differ; a short call is the fastest way to scope which fits.
Is your HMO furniture fire-safety compliant?+−
Yes. Every upholstered piece we supply for a rental scheme meets the Furniture and Furnishings (Fire Safety) Regulations 1988 (as amended 2025), which is a licence condition for HMOs in England and a civil-penalty issue if it's wrong. Do you handle the sockets and lighting layout or just the furniture?+−
We don't do the electrical works ourselves, but for any HMO or SA brief we'll liaise with your project manager or electrician on socket positions, lighting points, curtain poles and storage before anything is delivered. Get layout right first, install furniture second, not the other way round.
Do you also style Airbnb and short-term lets?+−
Yes. Serviced accommodation and Airbnb listings are a large part of our furnishing work. Short-term lets live or die on listing photography and the guest experience, and a cohesive scheme lifts both. We design for the target guest (business traveller in a Manchester flat vs. family in a Lancashire holiday let), supply and install, and brief the photographer so the thumbnail wins the click. Do you stage multiple house types for one launch weekend?+−
Yes. Our developer projects can involve a house-type mix for a single launch weekend. For example: a 2-bed apartment, a 3-bed semi and a 4-bed detached each staged for a different target buyer. We schedule the installs around your build programme so everything's camera-ready on the same day.
What about probate properties?+−
Probate sales are some of our most rewarding projects. A home that's been lived in for decades often needs a careful, humane approach to presentation, not a gut-renovation, just a re-edit so the property stands on its own for a sale and the beneficiaries get a fair price. We work with solicitors and executors where helpful.
Can I just hire you for design advice without the full service?+−
For HMO and SA schemes, yes. We offer design-only packages (you get the scheme + sourcing list and fulfil it yourself) or design-and-sourcing (we do the ordering, you do the install). For sale staging the full turnkey service is the only version we offer, because the 24-48 hour install window and furniture hire are part of what makes it work.
Process
Can you handle furniture sourcing and installation?+−
Yes, fully. Clients don't want design ideas only, they want a finished result. We handle sourcing, delivery, assembly, styling, and takedown when the project ends.
What happens if my sale takes longer than the 6-8 weeks of furniture hire?+−
It happens. Our 6-8 weeks of hire is the typical listing-to-offer window for a staged UK home, but sometimes sales take longer. If you're near an offer we'll extend at a pro-rated weekly rate; if the property is genuinely slow, we'll review why and talk through options, such as re-editing the scheme, lowering the asking, or collecting and re-staging later. No lock-in, no surprise invoices.
Can I buy the furniture instead of renting it?+−
Yes. For any project we can source-to-buy rather than hire. For homeowners it sometimes makes sense if you're moving into a similar-size next home and want to take the scheme with you. For developers staging long-running schemes we often buy-then-move, rotating furniture between plots. Just tell us upfront and we'll price accordingly.
Can you design a show home on plans before the plot is built?+−
Yes. For developments still in the build phase we can work from floorplans, CGIs and spec packs. We produce the interior scheme (colour palette, feature finishes, furniture specification, soft-furnishing palette) so you can include show-home imagery in pre-launch marketing. Install happens in a short window once the plot is handed over, matching the aesthetic you've already marketed to buyers.
Will you send a quote after the first call?+−
Usually yes. After a discovery call or on-site walkthrough we follow up with a written scope, a cost range, and a realistic timeline. If it's an unusual brief or something we need to source-check first, we'll say so and come back within a few working days. Do I need to clean or repair the property before you install?+−
For staging to work, the property needs to be clean, empty of clutter (or with agreed items left in place for occupied schemes), and any obvious snagging done (broken fittings, patchy paint, missing handles). We can recommend a cleaner and a decorator if you don't have one. We don't do the works ourselves, but we'll coordinate so install lands on the right day.
Can you coordinate with my photographer, agent or developer?+−
Yes. We do it on most projects. Sale-staging photography is usually scheduled 24-48 hours after install while the scheme is freshest. For show homes we coordinate with the developer's marketing team and often introduce a photographer we regularly work with. Your agent typically handles the listing upload; we'll make sure the property is ready for them. We can recommend a trusted photographer, too.
What happens to the furniture when the project ends?+−
For hire projects we collect everything once your sale completes (sale staging) or the marketing period ends (show homes). Collection is usually a single day and we'll arrange it when it suits you. For source-to-buy projects, the furniture stays with the property and you own it outright.
Timeline
How quickly can a project be completed?+−
Depends on the brief and sourcing lead times. A typical sale-staging project can be installed within 1-3 weeks from sign-off; HMO / SA and show-home projects usually run 3-8 weeks depending on scope and custom items.
How long does home staging take?+−
For a vacant sale-staging project we prepare the design and source furniture within 7-14 days, then we install the whole property in 24-48 hours, and leave the furniture in place for 6-8 weeks while the home is marketed. HMO and serviced accommodation furnishing typically runs 2-4 weeks end-to-end from brief to live listing. Show homes are scheduled around your launch date, so we build the programme back from that.
How long does it take to furnish a 5-room HMO?+−
From brief to live listing, a 5-room HMO typically runs 2-4 weeks depending on sourcing lead times and the size of the communal spaces. Install itself is usually a couple of days on site, assuming the property is finished and ready. If you're tied to a tenancy start date, tell us at brief and we'll back-schedule from it.

We work across Greater Manchester, Liverpool, Merseyside, Cheshire and Lancashire, plus Preston, Lancaster, Southport, Formby, Warrington, Chester, and most areas within a two-hour drive of WN8. What areas of the North West do you work in specifically?+−
Greater Manchester (Manchester, Salford, Stockport, Altrincham, Bolton, Wigan), Merseyside (Liverpool, Southport, Formby, Wirral), Cheshire (Chester, Knutsford, Wilmslow, Warrington), Lancashire (Preston, Lancaster, Chorley, Morecambe), and the areas in between. Base is in WN8 and we reliably cover anything within a 2-hour drive. Larger developer projects: we also travel into North Wales and West Yorkshire.

What's your relationship with the Home Staging Association?+−
Our founder Gosia Zurowska is Vice President of the Home Staging Association UK & Ireland, a role she's held since 2024. That means contributing to industry standards, training and advocacy across the UK staging sector. The HSA UK & Ireland is a membership body for professional stagers, and Gosia's role on its leadership gives her a direct line into current best practice across the industry. How far in advance should a developer book you?+−
Sooner is better, especially for multi-plot launches. A 6-8 week lead from design sign-off to install is a comfortable window; we've done shorter but it limits sourcing options. If you have a launch weekend in mind and you're at ground-works stage, this is the moment to book a discovery call.
What's the difference between a consultation, a discovery call and an on-site walkthrough?+−
Three different-length conversations. A free discovery chat is a 15-30 minute call to see if we're a fit. A consultation call is 30-60 minutes, enough to brief a project and hear an initial cost direction. You will get advice on how to prepare your property for the market. An on-site walkthrough is 60 minutes in person at your property, useful once you're serious, because we can sketch the scheme in situ. You can book all three via our website. Book whichever fits.
Do you ever decline projects?+−
Yes, sometimes. If a brief is outside our service area, outside our expertise, or if the timing isn't realistic for the outcome the client wants, we'll say so. We'd rather turn down a project than over-promise on it. If we think someone else is a better fit, we'll often make an introduction.
