CASE STUDY: PROBATE PROPERTY

We had a client who inherited a house in a very nice area. The previous owner lived there for many years, and the property was well taken care of, but a little outdated. The estate agent came in and valued the house for £280,000.

We were approached to advise if property staging would increase the value and how much should be invested in the house to make sure it will be sold fast and for the top price. We offered a small refurbishment: getting rid of the built-in wardrobes, taking off the wallpaper, painting walls soft white, and changing a green carpet that was installed throughout the house to a more neutral, soft grey carpet in bedrooms and laminate flooring in the living/dining area.

When we completed these works the same estate agent visited the house and said we can easily put it on the market for ‘offers above £300,000’.

Then we staged the empty property and it became a beautiful, family home for prospective buyers. The same estate agent came in, and was very surprised: how the furniture made this house look like a spacious home! He put the house on the market for £320,000.

Within 3 days, there were 7 viewings, and the house sold for £340,000.
